I'm going to stick with what is familiar. Beaufort. A short and easy move.

Many of the homes in Beaufort are on a flood plain, be careful.
Prices can be high in Beaufort, mainly due to it being a resort
destination, with lots of golf:

Yes I did see those prices, in fact I spent about a half hour looking
at various listings. That's not a town for folks with average working
class incomes... a half a mil gets you what amounts to a shack on the
wrong side of town. I wouldn't want to live there regardless,
especially not for retirement, it's hurricane country. It's probably
a nice place to visit but when the storm warnings sound the visitors
can get the F out of town fast and never look back... I'd not want to
own property there. There are good reasons why once I retired I left
Long Island and moved inland, being in a major hurricane thruway was
only one, it's also very expensive to live there, and it's crowded,
and noisy, and the crime rate is high. I prefer being retired where
practically nothing happens other than grass growing.

LOL You think I don't already pay for flood insurance? Wind and hail
insurance, too. I'm on a friggin island!
Beaufort isn't a resort. Touristy, yes. Golf courses in Beaufort? No. On
the islands, yes.
You don't have to point out the Lowcountry Real Estate site to me. The
owners attended both of my parents funerals. I know them very well, thanks.
USAA hooked me up with a realtor (discounted commissions) and he's going to
help me sell this house. I'll move to the mainland. Where yes, I still
have to have flood, wind and hail insurance
But at least it's an area
I'm familiar with. I'm a military brat at heart. I *hate* moving. At
least this one will be be a fairly short hop, skip and jump.

It's not cheap. But there are many areas around here (not simply Beaufort,
proper) which are very nice. And reasonably priced.

Shacks? Nope. Historic houses on the national registry, occasionally.
Waterfront mansions on the bay? Absolutely.

Oh, like that's better than earthquake country, or the wild fires burning
out west. Face it, there are hazardous conditions (and insurance riders) no
matter where you live.

Well, crime is one thing I don't have to deal with here, what with the
guards at the gate and all. (laughing) I'll have to make sure the house I
buy has a montored alarm system.

Sounds good. I hope you don't have too much trouble selling--and
at a decent price, Jill. From what you have said, it will be a
positive change for you.

It will be a positive change. Mom wouldn't have left me this house if she'd
had any *inkling* the HOA was going to come after to me to join their
"club". (My folks gave up their membership in 2001, so why come after me?)
They started charging me last year. $2750 annual membership (they couldn't
even agree on that for a while. First it was $15,000, then $6000, then, oh!
$2750. Do I hear none?!!!) There's also an $1800 annual assessment for
maintaining whatever it is they maintain around here. They certainly aren't
sending someone over to mow my lawn. $288 a month for "club dues". And an
$830 a year assessment for eating at the club. (Yep, they charge me whether
I eat there or not. And trust me, the food isn't that good.) It's
ridiculous. I get absolutely no benefit from this "membership" while they
drain my bank account.
I'm getting the heck outta Dodge as soon as possible. I'll get out of here
if I have to sell the house for 1/2 what it's worth.

I hope that won't be the case. I did recall some of the issues
you have there. I'd hate it.
